We will be upgrading the unit once it is empty but I prefer to have a new tenant ready to go when the upgrades are complete rather than waiting to show it once it is empty.

Where will you get the money to pay for the inevitable broken water heater, special asessment, unit turnover, new roof, vacancies etc.I am also curious to know what a $40K condo looks like in Santa Fe.

By reducing price the 6% you would have to pay a broker they may be able to afford the house...I did this once and I even took another $3,000 off the price for the upgrades I would have had to make prior to listing.

Capex allows for the following upgrades, plus a miscellaneous repair budget: Major systems Roof $4,000.00 25 $160.00 HVAC $4,000.00 20 $200.00 Ext paint $5,000.00 7 $714.29 Int paint $1,000.00 3 $333.33   Per year $1,407.62   Per mo $117.30 One would surmise that there aren't too many maintenance calls for items other than those listed above.

Way too many people love and use this, and Google even sort of upgraded that service into a fully fledged MVNO cell service called Project Fi, using Sprint and T-Mobile's networks.I've been using GV for some years now and low it, although recently they've integrated it into Google Hangouts.

The tenants have had that moved out moved out due to a car accident (going on disability),  moving to a larger house with girlfriend, moving to a safer area where the house won't get broken into, and losing their job and not being able to afford the house.
