I use the Kwikset "smart key" and can re-key a house in a few minutes.I would try to give them a 'good deal' on fixing the damage, this time,,,but make sure they know going forward they have to pay for the damage and it will be repaired by your contractor.Someone kicking in a door is obviously trying to gain entry into a house they aren't suppose to,,tell them you expect them to file a police report if it happens again.

I think it's smart to be aggressive on the depreciation number since according to NOLO: the penalty may be imposed only if you overstated the value of your depreciable property by at least 200% over the correct amount and the overstatement resulted in an underpayment of tax of at least $5,000.So basically there is a lot of wiggle room and the IRS knows that.
