:shock: What is a "holding cost"?

It actually runs quieter than the 5 year old ones in the other units.What I was shocked about was the condition of the coils on the inside.Looked almost brand new with NO dents!

During closing, the closer from the title company sent me the ALTA Settlement Statement and I was shocked to see ~2K in closing costs deducted from the gross sale price, including over $600 of the title insurance premium.

However, going off that as a rental comp would indicate he may be only a little aggressive with his rents.I find it shocking what units rent for. 

The shocking part was that I went all the way through a finance degree specializing in real estate investment at a 4 year university and learned the formulas and theories but none of the significance of how these concepts applied to real life.When you're in class and the professor asks you to explain why you add back depreciation after figuring out net income all I could think about at the time was to memorize the process just to get extra credit or pass the course.

I was shocked to learn recently that one of them that has been up and running for about 2 years currently has about 20% vacancy. 

Its meant to cause awareness and focus (after the initial shock and panic) I feel.

They were in shock because they made payments to their friend for a few years, but unfortunately, did not keep track of what they paid the friend ( I know, pretty naive move but this how they did business).

I just was shocked when I heard from my dentist friend today.

I know that comes as a shock to you, but it is true.I have no doubt that you are not lying about your experiences as a landlord in the city.
