Otherwise if you want the asset in your name, you will need to transfer the money into your account 3 months before you apply for the loan so they dont think its a gift. 

By "buying" the house for $200k your parents would essentially be giving you a $100k gift which they may not want to do and may have tax consequences2. 

For instance a McDonald's gift card to cover three meals a day might be less hassle and less money than an attorney.Plus if you pre-specify the motel and tell her what and where it is with a website link to it, she may feel more comfortable staying there.Just some thoughts on this.Good Luck!

If it were me I'd get them a Dairy Queen gift certificate and maybe a $25 credit but i wouldn't say you "must".

Ask friends or family for gift funds. you should honestly think about coming up with the 12k yourself though for your first purchase.

So you already know this is something you CAN do, so maybe you really want advice as to whether you SHOULD do this.It doesn't seem like you are using family money for just a down payment where a loan is involved; if there were a loan involved from a bank, the bank might want to see some seasoning of the funds in your name before doing a loan.There is the possibility of triggering the "gift tax", depending on dollar amounts.
