Nobody (including the NAHB) talks about this.Second, it’s become far more complicated to build new homes from a regulatory standpoint (takes longer, costs more).

Fix it, still in their name, have them sell it tax free, and reimburse you for the cost of fixing it up.

If you do decide to go with Home Depot, they have a bidroom they can put things through to potentially lower the full price, it's done through the Contractor Services Desk which only has limited hours- I don't recall if they need to attach an MHIC license to that in order to submit for bid.

I estimated that my repair costs would be around 25k. 

To keep things simple, I'm not accounting for the cost of capital (that is very personal and varies for everyone) and I'm not considering other exit strategies.

Even the cheap "cashflow" areas right now don't cashflow after real cap/ex costs, maybe on an excel sheet they do.

with my future investments, I would love to have at least a little bit of cash flow, but I'm fully expecting to pay property management to manage remotely, and more focused more on growth potential / equity, and then to use equity to keep expanding. 

I am only asking her to move out for 6 nights but what she is demanding will cost me ~2/3 of the rent.
