So if you don't have deals, and you want to invest and keep moving forward, new guys will have to go about it different ways, like more experienced guys, and then just give a larger piece of the pie to their team members etc until they have more experience, skin in the game, reputation, and equity to bring to the table.

I'm not sure if I'm missing something but I two things...1) you've done an outstanding job and 2) as a first mortgage lender, there is no way I would fund an investor that doesn't have more skin in the game.

On a purchase mortgage we force you to make a down payment as your skin in the game, on a refinance mortgage we force you to leave X amount of equity in the property as your skin in the game. $131,250 minus closing costs minus the $108k existing loan would approximately equal the cash out amount.Repeat: Let's say my scenario leaves me with walking away with $67,000, you can take that cash out to purchase another house and do it again.Yup, it certainly can.

They probably will give you an outrageous rate like 15% or something but it'll get you a dealHere are some numbers my business partner is currently working with PURCHASE PRICE: $360kARV: $650kREHAB COST: $120k ALL IN HARD MONEY LOAN $480k6 MONTHS INTEREST ONLY PAYMENTS AT 15% INTEREST = $6,000/MOORIGINATION FEE: $19K (this is the only thing he had to bring to the table)The rehab is most likely going to be $80-90K but he over shot and asked for $120K on purpose so that he can make the 6 payments from the rehab loanNET PROFIT (hopefully in 6-9 months) will be around $75KHard money lenders want to see that you have some kind of "skin in the game" so maybe tell your hard money lender you can only pay $10K and they might just charge you a higher interest rate.

Selling the contract would essentially be wholesaling, which is tough with new construction, as the contracts typically aren’t assignable, and it would be hard to find a buyer even if they were (typically wholesale deals need to have some skin on the bone for the buyer, better than retail or new construction pricing because the buyer can do just as well or better on the open market).
