Better to over estimate and keep working than to run out and have to stop , and then get more .

@Priti GuptaYes, from an accounting and tax return preparation standpoint it is better to have a business bank account and a business credit card from the beginning if you plan on collecting rent.

@David Ashworth given Florida's bankruptcy protection laws (please verify with an attorney) you may be better off paying off your primary and max leveraging the investment property for asset protection.

Hopefully some sharp investors read this and offer me and others advice on how to navigate better.

No chance of smokers smoking inside and getting the hard to remove residue/odor, no chance of fire from the smokers, no butts on the ground, and in general I believe non-smokers are better tenants.  

I have some that are a mix but I like the long term parks better. 

Still dealing with not having rent in hand, but feel much better knowing they didn’t maliciously report their payment as fraud to buy themselves another week.
