The only issue might be that new plants have to be watered somewhat frequently the first year or so that they are planted.

If it was cost effective I would get the windows like I have in my home that have the blinds inside the window pains.. at least I have them on my man doors.. not on my regular window.. we have wood blinds there ( plantation) but those would get destroyed in a rental setting.its a tough one... you can get paper blinds as well just get used to replacing them very frequently just goes with the territory and the renter demographic and class of tenant frankly

I look for bright, sunny, homes with simple exteriors to appeal to a younger audience.   

Generally people that live in mobile homes seem to always be one paycheck away from disaster in all aspects of their lives.....this means that Divorce, job loss, drugs, problem kids. etc.....seem to happen to these nice people frequently.

If you allow them to use it, then you MUST have the chimney cleaned/maintained by a professional frequently.

Also, the timing of your letters should be more frequent as there is a nearing deadline (foreclosure).  

I've heard people say that they are planning to get the listing  agent  to cut the price because there's no buyer agent, but that happens a lot less frequently than you'd think.

After getting my real rehab numbers (including holding costs) and comps, I'm planning on running a title search, then making my offer, if he accepts I will contact a real estate lawyer at that point.I do have some worries about selling the property down the line, it's a small town so houses aren't sold frequently, and one of the neighboring properties has been abandoned for quite some time.  

"Steals" will be a lot less frequent or take a lot more energy, time, money and creativity to secure.All-in-all, if it is common enough, another one will come along so I wouldn't be too eager unless you have so much money that you need a lot of deals to put it all to work.
