Interest rate hikes are shrinking the pool of buyers in that market however.My question was in the markets we are very familiar with, why would people be clamoring to buy a property that is in the B or C area (working class), has little room to drive rents up (plenty of other options) and is negative from day #1 if the sole purpose of the property is rental (multi family).Will listen to your podcast but this was more of a curiosity question as we have our criteria that we stick to and the model seems to have worked.

This blocks other people from making offers and puts me in the driver's seat to getting the property.If my inspection turns up something catastrophic (eg termites, mold, etc), then I am able to rescind my offer and get 100% of my earnest moneyI guess my biggest concerns are:When is my earnest money at risk?

From a practical perspective, once a tenant moves in, they are in the drivers seat unless they slip-up (i.e. non-payment of rent).Furthermore, should the OP chose to renovate the unit to a degree that it must be vacant to affect the work, he will have to provide the existing tenant a right of return to the freshly redone home.

The word hasn't gotten out yet so there will be a few test cases in each state probably by the State.Then there's the mad borrower calling the state banking 1-800 number and with states happy to do some revenueing (fines)...Not sure this means much to real estate investors who do owner financing,,, except to slow down badly needed publishing of clarifications and bright line examples from the CFPB.Thanks though!!
