@Shakaria Brooks It was around a 2 month process and I had little knowledge on how to run comps and estimate rehab cost, the process took me around 2 months but the end result was well worth it.

@Cynthia DeLuca I use QBO, locations per property (but wish I had used classes instead), create recurring invoices for rent, bills for expenses and then match against bank transactions that are pullled in.

I am a little bit worried about the two mortgages I would have: the FHA 30 year fixed and the repayable second mortgage covering the down payment to result in 100% mortgage financing.

I put another $10k of my own money into the renovation and the end result is an ARV of $150k.

I also connected the sellers with a realtor resulting in an additional 25% of the realtors commission as a marketing/advertising fee.
