I agree with Jon on this point.A better idea is the cash for keys program that most lenders use to move tenants out of a foreclosed property.

If they are, they must sign that disclosure and you can continue from there.Now if you plan to find an end-buyer on the MLS, I always include in my contract to purchase that I have the right to market the property before closing (including the MLS), and that they will provide me a key to access the property for showings / contractor bids.
