You're correct, if they are on a month to month you should only have to send them a notice to vacate and be done with it.I found that many landlords do not understand their rights or are unfamiliar with the legal process and hence end up putting up with too much.

I found that I preferred to run my business without DPOR and the RA involved.

For you accounting types;I was going through the 12 month P & L (cash basis) of my property (39 Unit) and found that I did not fully understand the delinquency line.

I took the same approach and after two years, I have found that cons have outweighed the pros in terms of marketing and selling my own properties.  

I have not found any properties to fit into the 2% rule here in the Los Angeles area. 1% is my rule of thumb when looking.

So, I'm hoping to start my wholesale campaign in Beaumont, TX in October.What types of sellers have you found to be most motivated and why?

I haven't had much luck with the Meetups, as most are either pitchfests or drinking buddies.Welcome to BP.... here and AZREIA are probably your best bets for now, plenty of education to be found between these two, with networking here and through your other options once you have some wind in your sails.

In the end, I found it and removed it and the smell went away.
