I know how to calculate IRR in Excel by entering yearly cash flows, but not monthly.

If I am and my offer is considered ridiculously low,how will this effect my credibility in the sight of the agent and my potential buyers?

Please note these were the cellular style, not sure how they stack up with other styles but the quality was excellent and price-wise they beat several of the .com blind stores I checked in addition to HD.
