As to zoning, one trick here is to have a door access from one unit to another, just keep it locked, it doesn't really matter in most areas, non-related folks can live in the same dwelling

Make sure everyone quotes the same thing so you can compare apples to apples.Then with the insurance, make sure you have adequate dwelling coverage, make sure they know it is a rental property, think about adding a vandalism rider if you are in a B/C area, and also think about having rent loss coverage.

A 25' x 100' lot here is considered "standard", and that will likely make the process easier than trying to do the same with an undersized lot.Standard zoning permits 1- or 2-family dwellings, so you'll have a much easier time seeking approval to convert a 1-family to a 2-family than to go from a 2- to a 3-family.
