So many people on this site are chasing "hot" markets, and it's really not the best way to invest, IMHO.

Mine (Chase Bank) was only 25K.

Just because you aren't going through a bank like Chase or RBFCU, doesn't mean that it is going to have the astronomical rates associated with Hard Money.Watch out for what they charge for their junk fees and find a title agent that you trust so you can control what you can control.

I built a strong relationship with a local broker in Memphis after a few years of chasing deals.

I find that often times we can get bogged down in chasing multiple things - debt paydown, appreciation, etc.

They have the 4 kids, I see them "getting rid of the dog" for a week or so and then brining it back, i don't want to chase that.I think, taking your approach, I can do it cordially and tell them.

Then you'll be able to refinance your money out of the deal while still holding onto the asset instead of simply chasing 70k in profit in the short term.
