That's nuts.The tenant's refusal to pay late fees is an interesting problem -- with OP's tenant so close to moving out, I agree that it's best to make an effort to improve the relationship and not draw a red line.

If any given state attorney general doesn't want to strike a deal and wants to further show the harm bad originations made, perhaps in an effort to increase the idea of damages, that could put all or most of it in review too.I don't know if you saw the other thread where we had some discussion around the concepts of extension risk to lenders and contractual obligations of Mortgagees and Security Issuers as also being potential triggers.

Property is back up for sale and then another victim buys and falls prey to the "attractive" cashflow only to loose out once again.I was also advised by people I do business with that its very difficult to make the numbers work on such complexes and that its better to put the time and effort into a more profitable and lesser headache elsewhere.So pretty much I have decided to stay away.Thanks for reading.

It seems like they’re focusing all their efforts on trying to scale their business without taking the time to implement the proper systems and processes, which is just a recipe for disaster.Last week, Jay told me our property was finally done, minus the punchout items, and was inspection ready.
