There are methods to the madness of mortgage companies (I work for one now , so I understand that more now than I did in the past).

If the package room is too hard to find or too cumbersome to access - they won't use it.Given the presure Amazon delivery drivers and the others are under, no one should be surprised about this.Would recommend buying a package box, similar to a USPS mailbox (but bigger), and locating it a close as possible to where the delivery drivers "park" while they deliver.

Further info on our situation - I will be an OTR truck driver and she is opening an Optical (glasses services only, no doctor).

Sometimes it is, but just as likely it is another expense, typically 1 month rent for new leases and 1/2 month rent for renewals.Where I see this property making sense is if you can drive rents, due to all the new demand, faster than expenses.
