If you are offering some on site services you will need to be located physically where you are managing, as we are. 

Renting the entire property comes at a flat rate of $1500.We've received interest from a female nurse specifically for the master bedroom, but she prefers not to share the space with a male tenant.

Anyone have a life lesson they could share?  

I have put together a "packet" for the appraisers before when they come on-site that shares details about the property (rents, square footage, etc..) and I also share a few "target properties" (aka comps) that I modeled after as a "suggestion" to them.

I have MLS access and have been crosschecking the numbers that sites like Rentcast.io provide and they seem pretty darn accurate.
