If one of those guys relapses and cooks meth it will be really bad and not only will everyone have to leave but you won’t ever be able to sell the place atleast not for fair market values .

One last challenge is their estimate of property taxes - they are all VERY low:(Michigan has some interesting property taxes because there's a Taxable Value and a State Equalized Value, as well as Homestead and nonHomestead millage rates. 

If the conversation gears towards STRs, share 1-2 tips/anecdotes that can add value to them... the same can be applied to other business owners/contacts made during the meeting. 

Why would you consider this a better route for a value add project when you can put 10% down just of the purchase price get rehab funds?

It has zero to do with the purchase price or market value.Nobody can tell you if that is the best value you can find without actually quoting this property with you as the owner but I can tell you that the price is not unreasonable.

It happens - I live in a super hot market, that collapsed a little over a decade ago, and it's been a tough climb back to where values should be. 

My advice would be to buy at a significant discount to REAL value so that the law of averages works out for you.
