Of course, we are pretty competitive too, so knowing that there are companies that declare they want to be great is enough motivation to continue pushing. 

I am motivated and ready to not have a 9-5 much longer.

Is there a web host or certain online service provider you would recommend for getting motivated sellers to enter their info so I can follow up with them as well as put them on email campaign?

While there's a LOT of very helpful information, one does wonder at the motives and quality of some of the postings.

@Michael Stange I only got 2,000 of my own money to put in, if i get a private money lender to put the remaining 9,225 , how would i pay the private money lender , with the cashflow or when i refinance?

I would leverage as much as possible while the rates remain historically low (they will go up at least twice before next election cycle). 

I find it hard to believe I was just shootin fish in a barrel all those years in the past but more importantly I want to learn from this lesson for my next vacancy or even to get the motivation to buy more properties.
