It's a completely passive way to invest and I read a few days ago an article demonstrating that you'd make higher returns while taking less risks compared with the average investment in rentals that you could do directly.

IF your personal goals for investing in real estate involve gaining additional units, then this MAY be a fantastic opportunity (especially if the refinance loan is a long-term fixed rate loan at a less-than-dirt interest rate) and you can redeploy the capital sometime in the near future.However, IF gaining another property (therefore more complexity, if nothing else) runs counter to your vision and goals for real estate investing, then the good news is:  you're sitting pretty currently with a nice cash-flow AND equity.So, let your vision guide you.

I thought I read an article once which stated that a "whole house" arsenic treatment was required by FHA for all  water in the house, as well as any drinking water for pets or livestock. 

You don't want to be on the evening news as the evil landlord throwing public assistance tenants out on the street.

The news are accurate, homelessness crime are high but the home prices are not being affected dramatically..
