2) Is it expected and should you convert the fuel from oil to gas heating?

Indy has diverse types of employers, not dominated by one type such as the auto industry or oil industry.

If the unemployment rate is 2% where you are, and companies are continuing to hire, and the jobs are not solely based on one volatile industry (e.g. oil), I don't think it matters that the unemployment rate is 8% 1000 miles away.

I'm fairly certain this strategy is popular with many of the oil companies in my location (Midland, Texas).Being an armature in this space, I'm left with many questions! 

Richmond area has the issue of oil refineries and environmental air pollution (that is noticeable when outside).

They want to Sell the property as-is which I'm fine with as long as it doesn't have a Under Ground Oil tank.

The purchase of notes, securities, and other non-real estate would not qualify.However, there are some quirky things that you would not normally consider to be real estate but are considered as for 1031 purposes - Oil, gas and mineral interests, dockminiums where you own a deeded interest in a dock of a marina, Long term land leases, seasoned contracts can sometimes considered real estate.  

I could get crazy with this one such as: switch from oil to gas, new HVAC and add central air, windows, kitchen, bath etc.
