Small loans have the same flat fees a $400000 medium sized loan has- underwriting/processing/title/escrow/recording.

This has been an ongoing issue since the beginning and I'm learning the hard way to screen tenants properly.

This can ultimately take up an entire day of showings where I feel like I wasted my time with tire kickers and unqualified people.What I would like to do in the future is have prospective tenants fill out a FREE pre-screening application online, then I could approve/deny them.

So, instead of a flat fee, offer a higher percentage of collected rents.

Again, there is no law preventing the Landlord from inspecting the property.It's almost guaranteed that these units have deferred maintenance, rents below market, and tenants that were never screened and are problematic.
