Since we are just ending a month to month, I'm wondering what, if any formal steps we are required to take or if its as simple as just putting a letter in the mailbox that gives them 30 days to find a new place.

Is 1000 letters enough per month?

If you really want to learn and do your taxes yourself, H&R Block has classes they teach for about $400-$500 every fall.

But some times we can have multiple buyers, know their criteria, but when we do our marketing (yellow letters, post cards, bandit signs, etc.), we don't know which motivated seller will be calling us that would have the type of property your buyers want.

I'd say the average is 2-2.5%. as we all know, fha has a ton of fees so it helps the buyer and they love having one of the nicest homes on the block with only putting 3.5% down.anybody have to usuall give in to the closing cost credit?

I have left numerous emails, voicemails, and finally a registered letter, which got there attention.  3 weeks later and right after reciving the registered letter I receive a voicemail, stating they do not see why a 3 month inspection must be done and he doesnt want it performed.

If not, you could ask the other girl for an offer letter of some sort stating what she will be making.

Because funds are low we can't outsource the writing of our letters.

Depending on your budget and your ability to answer/handle the phone calls, you may just send letters to all the list and then just wholesale the ones you don't like.
