The thought that a new investor would even think of buying direct from a wholesaler or from the seller (or using the listing agent) is ridiculous. 

Look to invest in other marketsTexas market has a 4plex that rents $1,100 per unit listed for $549KDuplex close to TCU that rents for $1400 per side and sold for $300KProperty with a main house & back house that is listed for $299K total rents are $2,755 ( my listing)If you are serious about RE investing I would look else where if those are the ROI you are getting

In ref to what i was rambling on about in the first post, this cant be just about taxes because it wouldnt make much difference to the city whether or not youre physically residing within your primary residence (and listed STR) if that property functioned in every other way as your primary res.

I have played around with both Reanomy and Costar as well as pulling lists from the MLS then trying to skip trace them. 

So I just wanted a list to recommend and have on hand.

You must reinvest the $520k in “cash” you have left after paying off mortgage and $80k in closing costs or you will owe taxes on cash retained even if you buy more than $920k in property  You can invest in any number of properties but it’s much easier if you list 3 or less replacement properties.

These buildings are VERY old and require a lot of maintenance/capex.You can find great deals in all of the listed areas.
