Demand of people looking to live in a home is very high, it is not driven by speculation that I can see.  

A lot of this decision can be driven by these kinds of non-financial considerations.

And is there any consideration given to property improvements and market conditions or is it all 100% financially driven in the commercial world? 

Public equities are entirely driven by consumer sentiment with almost no value given to underlying dynamics.  

This will dictate where you purchase and look for properties based on that number alone.My point is that you always start with the end in mind and work it backwards, this creates the strategy (Buy and hold, flip, Wholesale, Notes) which will be driven by the tactic (SFR, MFR, Mobile homes, Short term rental etc) I always coach people and explain that the property is actually the last piece of the puzzle not the first.Hope this helps
