@Nicholas L.Of course, additional rules won't protect 100% but at least something to use if anything goes wrong because my last tenant cost me more than 7K to repair.

For a cash out most DSCR programs are going to require that the property has not been on the market for the last 6 months, but there are a couple who will allow after the property has been pulled from the market but will likely have a pre-payment penalty. 

Now in the last 5 years have gone to $895 I have houses that was $500 now $1300 Will we ever see this kind of inflation again? 

Roof should last longer than 17 years.
