I’m not an expert by far but I have 4 long term rentals and just had to find tenants for two and it didn’t take very long.

They played an important role in my success (remember this is before we could find information and interact on line) because of the following benefits:1.

We run a debt fund and focus on short-term mezzanine funding mainly. 

I live in Los Angeles, so it makes things tricky in terms of flips and in-state investing.

If they had required landlord history to use rental income above just offsetting the payment and rental income resulted in qualifying dti I guess, but that would not be a common scenario when using long term rental income.

So if you can target a little nicer property you can enjoy better interest rates for your long term hold. 

I've found Kiavi a bit better for the short term fix & flip (lower fees) and LendingOne a bit better for the 30 year DSCR (lower rate). 

Has anyone looked into, or have an opinion on, investing in a short term vacation rental at Margaritaville Orlando?

The only reason to buy a home while still in flux is if the long-term plan is for investment only.

So rather than selling $10-15k of  investments, couldn’t I get a short term loan to use to pay bank back?
