I thought about having a property management company manage the property but I do believe this is something I could do on my own and utilize on line screening services as well as checking local evictions public records. 

This isn't googling how to make money passively online for 8 hours.

I know it sounds great on paper.. and it may work and if this is only 5% of your available cash you can take the risk.. but if this is the majority of your investing cash I say risk is simply too great ... .listen to @Curt Davis sage advice he has been around the block for many years and is not trying to sell U something like all the rest of the folks posting on this thread.

What I've noticed is that in general, people are not really getting their money's worth out of major remodels in the lower end condo areas.

@Aaron McCurdy For whatever it's worth, some the "tone" (dangerous to infer online) is along the lines of "I need something to do that will make some money but it doesn't have to replace the full $100K."  

That's why you see all major corporations/franchises sell the real estate to an investor and then NNN lease it back.Many small businesses don't necessarily get that though.So starting off with that, the seller's accountant confirmed it would be a good move for them.

I have a SFR property in Kingwood that was luckily spared...I was stressed all week watching the news, online and texting with the tenants to get updates.....
