There is no excuse for the delay and we are taking the necessary steps to address the issue.  

As far as the excuse that the system wasn't taking their payment, that's just plain nonsense.

I agree that there is no excuse except to do things legally.However, just because someone alleges in a lawsuit doesn't make the other party guilty.

These opportunities are undervalued, with undermarket rents, with value add opportunity.Don't use the "market" talk as an excuse not to take action.

I wouldn't mind having a few investments somewhere warmer, good excuse to visit Texas/Florida a few times every winter? 

Denver is a hub for both United and Frontier, and Southwest has quite a few flights.That said, I'm always up for any reasonable excuse to go to Vegas.

My parents have a business and own rental property, they want to do REI full time but make excuses; for example they tell me they are busy selling one of their smog shops and partnering with someone else, or selling a property in sacramento & buying a short sale in LA, or busy watching my little sisters softball games.

Plus, Trying is an excuse for future's failure!!!

Limit the use of the property and you limit your ability to charge for the use.These aspects of rights leased are paramount and the basis of tenant-landlord law, looking for any excuse to reach in a tenant's pocket for a mother-in-law staying for a few weeks is absurd IMO, how do you justify additional wear and tear, are you implying the property conditions is so poor, that the toilet is so fragile that its use by one or two people for a couple weeks or a month is likely to cause it to cause a measured financial loss through depreciation, that such use is that much more than what can be reasonably expected?
