As far as getting back the cost of inspection, I doubt it.  

as an investor in Los Angeles and a resident of Houston/Sugarland I can share some experiences I have gone thru relating to the rental markets in both cities.in houston, its been a builders dream for the last 5 years no doubt, when i first moved to the city i rented a 1200 sqft 2bed2bath in a fairly decent complex for 1200 a month, now it goes for 1800 a month. housing in the suburbs went from 250 350 to 350 450 for a pretty standard suburb 3200+sqft housein los angeles something comparable to my houston rental would have been say 1700 a month in "the valley" and its probably now 2100-2200 a  month. 

I doubt you would get in trouble for moving in on day 70.

If there are no escape clauses and the wholesaler has the ability to close, I doubt you would get any push back from the commission what so ever.

Oregonians will roast me on this no doubt.  

Seems like common sense, but I'm doubting that happened with whoever originally did our addition.

Joseph,I would highly doubt everybody in a building that size pays their rent on time.... be careful with whom you do business, especially in Detroit....Have you seen this property?

Since its 4k behind on taxes you will need to pay those and doubtful they will let it go for that...You never know unless you try!  

They may possibly go owner financing, but doubtful they will owner finance with zero down since they have realtor commissions.  

I was really doubting the effectiveness and ROI.
