@Matt Rosas Some of these guys clean up...I buy rentals out of state in Northen Indiana, and cities like Gary are just like Detroit, burned and boraded up homes, the gangs are bad drugs etc...But the simpe concept is even in hte roughest cities they are people would need homes, there are husbands with families that need homes.

My personal opinion is that a security deposit is to be used for damages / cleanings that have to be corrected after the tenant moves out.  

It has clean lines and is very modern, we currently are in the MEP rough-in stage and installing exterior veneer.

As you clean each unit up and get it priced right they will get occupied soon enough as you determine your target market.

I simply put down 20% as the down payment with a 30 years mortgage to close the dealI spent a weekend to clean it up, lease it out, and multiple application came in within the 1st week on market.

While I normally think paying off credit card debt using equity is a really bad idea, in a divorce situation, just getting out from under everything, closing accounts, especially if they are joint accounts, and being able to start again clean (at least without any joint debt) makes it worth considering.  

Could be a tax property and she picked up for a few hundred dollars but title needs to be cleaned at 2-4k. 

We did our best to clean up, there Are some items still left in the house.

No major damages, but all kinds of stuff, random people living there, that werent authorized, carpet, stains, and cleaning needed at the least.By the time the tenant moves out, they will owe me about 1300 in rent/late fees.I have a 1k security deposit, that I will be keeping.Considering it is always hard to recover money from tenants, especially degenerate ones, would it make sense, to offer to the tenant, if the place is cleaned, the keys and garage door opener is left, and all stuff is removed, and you are out by the 21st per the judges order(not by a sheriff the next day) that I will drop the damages hearing?
