As you mentioned most of the new listings  if it's a deal, get multiple offers, we rarely get any of those.So far this year we got 8 under contract on the buy side, running a little behind, spend too many weeks in Fla 😜Did snag up one in Perry a couple days ago, came on late afternoon, we offered full price, and had it locked up by the next morning.

BTW, no pet clauses generally apply to the tenant keeping a pet, if grandma comes over to visit for an afternoon and Fluffy comes with her, that doesn't constitute a breach of the agreement and proving a pet stayed and belonged to a tenant is your burden.

Btw, this isn't a war zone...I'd be comfortable going there any time of day or night (though I grew up in a rough area and there aren't too many places I wouldn't go) and I went there with my wife and kids one afternoon earlier this week without any reservations.

Given how few and far between the meetups are as well as the times, usually in the AM during the week, I think it'd be a great idea to start a meetup with a mid week late afternoon time or a weekend time to accommodate any investors still working or people with other responsibilities.
