Given your work week is 40 hours, how do you break down and organize your efforts & dollars?

I'll get to keep a substantial sum for my effort.

In my area I find a lot of 6-flats/6-plexes that do not have central air, despite the fact that it is a feature which is highly attractive for prospective tenants.When I try to search the web, including BP, it seems that almost no one talks about putting in the money and effort to install central air in these units.

My initial areas of concentration will be on wholesaling and flipping single family homes in an effort to utilize my construction experience in timely completing an investment project.Understanding that education is a key ingredient to success, I am looking to absorb all the information I can as it relates to real estate investing.

The cost is a bit more but after the sign up at lease signing, it takes ZERO tenant effort to pay rent.

I think everyone is better off having debt paired against cash flowing assets rather than tied to their own personal efforts (credit cards, student loans, cars).I am a professional real estate investor and I have worked in the financial world for 15 years.

All that said, tracking and trying to predict the national market is not very important to me.I do spend considerable time/effort timing the markets I invest in.  

Putting in 6 months of effort to have it not go through was bad enough when I was able to be a part of the negotiation process, but now that I am cut out it really just isnt worth my time to deal with them.
