The internet makes it easier to prospect by a good deal, but real estate still is a people business and learning to interact and deal with people is quite important.

Has anyone had any interaction with the American Apartment Owners Association?  

Everyone eventually finds their own flair, their unique touch that makes interactions memorable.

Lastly, its a small price to pay to let folks know who interact with you on the site, know that you are serious about REI, and are willing to commit a little.

Such structures eliminate the per-transaction interaction with a custodian - the paperwork, processing delays, per-transaction and per-asset fees that come with that type of service.

You can hire a company that is not local to the area to manage the bookings, guest interactions, reviews, etc and then have boots on the ground people in Pittsburgh to deploy when issues arise and to maintain and turn it.

Just not the real world , its how the product is marketed and some may go that smooth but many need constant attention and interaction.

I can't speak for Fidelity or Etrade, but Interactive Brokers has a Tax Optimizer tool that is very helpful.
