Using your theory why don't I put in 70% or 80% and get a loan for the difference.  

Is there anything that is a tell tale sign I shouldn't buy if not willing to put in 20k or more?

Obviously that was not a good decision as I had already put in my notice.My question is around the lost rent I encountered for two months rent.

So for 5 years I put in 5% of Base pay and left the military with a whopping 5,000 in my TSP.

Or, a house with potential to put in a basement unit, and/or an attic unit -- ie a DIY multi-unit!! 

We also put in a couple cleanout to have access at various points.
