To learn how to negotiate a deal and to get your feet wet, I would recommend you being a bird dog.

I am sooo excited and motivated to get my feet wet in the world of real estate, so if a few people would be willing to run my numbers and confirm that this is a strong deal, I would appreciate that so much!

Hate to be the wet blanket here, but you shouldn't have been looking at houses without being preapproved. 

That, associated with the good reputation Midsouth Home Buyers has, it seems like a relatively safe bet for a beginner that wants to get the feet wet.

I would suggest doing a much smaller deal to get your feet wet and then spend your time learning what is needed for the financing.... 

I have a lot of interest in learning more about real estate and plan on using this first house buying experience to get my feet wet with buying primary rentals.

The freezing also breaks plumbing piping if the lines were left wet.

One of my friends living here was  the very first to discuss real estate with me, and now being in the same city, I'm going to take advantage of having someone local that can help walk me through everything.My goal by the end of the year is to just own one duplex in the area, just to get my feet wet.  

I think it's a great way to "get your feet wet" and learn off of each other because we all have different levels of real estate investing experience.
