Sigh, I don't want to take a vacation day just for this but if I don't get a response soon, I'm not sure if I can wait much longer.

On FSBO's I only tell them I'm an investor if they ask how soon your looking to buy or something like that, then my response is "I'm considering this as an investment".

For the most part you can buy a home that needs a little TLC or a home that is run key.I would rather buy a duplex for $200K with solid rents versus a $800-$900K duplex in CA.

Real estate has been my best investment, but it has only outperformed index funds due to taking on heavy rehab projects and leverage (which looks great on a spreadsheet but is really nervy in real life).

As far as next steps, get the place ready to rent, take, or have a pro take, lots of great pictures, create a solid lease, and list it on Zillow for free.

The definition with them is completely different and has nothing to do with the amount of days you stay there.I hope I'm not coming down too hard here but sometimes the tone of typing out a response is hard to convey.
