Our business model is driven by profits remaining at the end of the investment cycle; the crowdfunding platform succeeds only when our investors succeed.

I just rather not gamble on that.

There are a few people on Bigger Pockets who have, and many more who have invested in the deals those platforms have listed.

Or are you always just gambling that you won't end up with an uninhabitable property when they leave?

@Bryan Hancock Bryan, in my humble opinion I think that one mistake I made was thinking that investors on crowdfunding platforms look at investments the way we developers do.  

The education system around that area isn't the best by any means, hopefully it will get better with time but I'm not going to try to make that gamble just yet.

@Michael Evans it sounds like a good idea on paper, but I still think it's a gamble..

It takes work, but if you know the value of the property then it's worth the effort.In this case, Hard Money with a refi down the road might have worked out but it would have been a gamble.
