They attend many RE conferences and promote their servies so wondering if anyone has worked with them before.

My first thought was that to be able to make the same amount of $ per month without actively managing it sounds pretty enticing.

However, I do have a friend that uses his young children in promotional campaigns for his work and pays them for this work. 

If you can't live with honoring the lease, you will either need to give them an incentive large enough to entice them to terminate early, or move on to a different property to buy.
