This means that when a person has marketable title, they not only have a deed that proves current ownership but that the title is clean and that no other person can claim an interest in the property.

But now he is saying it will be an extra week or two for those to be moved and cleaned out.Now, I don't have a problem to be accommodating, but I am just thinking if on Jan 31, I did a move out inspection with him, then a week later when he moves his boat we knocks off a palm tree and a fence post, then what?

I like getting the discount and making the repairs so when I get a tenant it's clean and new.

Pay attention to the details. clean the house. fix everything. then put it for sale. the next buyer will not see any problems and they wont be so paranoid of something going wrong in the future.
