IL and IA have had laws on the books and EPA has every right to come in and test if any child who has as much as PLAYED at your property tests positive. 

@Alex Chamberlain  that is less than 200 square feet, your estimate of $2000 is $10 a square foot which is crazy.

Do you want to retire early in 10 years, buy a rental property within 6 months, start a business in the next 5 years, save for a child's education expenses?

Put your foot down with them.Tell them you expect the rent on time,the place clean,and no further problems or it's out she goes.

Their estimate to complete the project was $75/sq. foot, which to complete two of the three apartment complexes at 930 square feet each would run me approximately $140k.

Ask them what a full gut costs per square foot. 

My experiences have been similar to @Brian Pulaski and @Julie Nearing in the Connecticut market and the $1.50-$1.75 per square foot is at a price point where I do not think it makes much sense to DIY.

My offer on a 1,632 square foot duplex was accepted.

An adult counts as 2 pts and a child 0-18 counts as 1 point.
