I have a few suggestions for your listing. 

For Redfin to show comps you may need to login to view the past solds, if no sales data just discount a few % off the listing price since some markets are going for near retail anyway.

Most listing agents for REOs will probably not take certain kinds of POF letters very seriously and you might be better off approaching owners of real estate instead.

There are lots of benefits - buying, selling commission, access to the MLS, access to better data, access to contracts and addendums, access to your broker for knowledge, the list goes on and on.

Unlikely the property I purchased in June that apparently had "2 units and a Sandwich shop" when it in actuality was a duplex.Good Luck and ask more questions if you want!

As such I'm shopping around for property managers.

Any and all advice is welcome on self-managing-- I have the majority of this squared away (my team is pretty much in place, I am just worried about how to make myself available for issues that arise and how to best optimize my listing.) 

The requirement to accept Section 8 does not mean you have to accept his lease violations.I suspect he shopped around and realized he couldn't afford anything else, so he's desperately trying to stay.
