@Joe Zaniboni I think the only thing you can do is combine your lists into a master list and check for duplicates.  

Buying land near a city that would provide labor and that is close to the border, and developing warehouses for industrial activity seems like a good idea.Is anyone familiar with similar projects willing to share insight and ideas?

I've thought about renting individual rooms when I move away, or investing in a duplex with a yard since I have a large dog.I am moving to the area in mid-April and I am very willing to help out with labor or construction in return for assistance.

Go professional, pay the price, and instead of laboring over trying to get a tenant to pay, just build it into your rents.  

Price out dumpster rates and day labor.. are you planning on living there or renting out last open unit.when do their leases end.. that gives you idea of how long your stuck before you can plan on unit by unit rehab. .. at least the current tenants are tolerating each other,and hopefully paying rent.
