I've thought about renting individual rooms when I move away, or investing in a duplex with a yard since I have a large dog.I am moving to the area in mid-April and I am very willing to help out with labor or construction in return for assistance.

Price out dumpster rates and day labor.. are you planning on living there or renting out last open unit.when do their leases end.. that gives you idea of how long your stuck before you can plan on unit by unit rehab. .. at least the current tenants are tolerating each other,and hopefully paying rent.
