They don't.The tenant attorneys flat-out LIED to the judge,who subsequently ruled against the owner based on false testimony.Including huge capital gains taxes from a forced sale that the owner tried to avoid, the owner lost $10 million.

Yeah, it sucks that it's not turning out like you planned, but if the whole deal falls apart due to what might amount to a few hundred dollars of storage lockers and/or hotel rooms, then it's not much of a deal to begin with.Ask your landlord if you can holdover for 2 weeks (paying the excess rent, of course), then slide your whole schedule forward 2 weeks, including the time off from work, etc.

I initially used 30 units to compute the revenue for the property but if its actually 32 units as you mentioned subsequently, assuming the 7% vacancy, then range of market value for the property might be between : 32 * 675 * 12 * .93 * 8.5=$2,048,976 or ($64,030 per door)32 * 675 * 12 * .93 * 8.8=$2,121,293 or ($66,290 per door)This might suggest at $2.6 million it may be slightly overpriced.

I know it doesn't make sense that it would but, if you were able to slide in and get it for a deal, and the borrower owed more than the deal you got, if they are in a deficiency state, the bank could come back and sue the borrower for the difference.

However, we find that our floor is not level, from the front door in the hallway to the outside sliding doors there is almost a 2 inch difference.

We had to meet a minimum height from floor level & it has to slide wide enough to accommodate egress & don't put it 1/2 under a deck like one of our colleagues did.We had the basement poured to spec then bought & installed it ourselves (saved $1000).
