So one day I am hoping that I will no longer have to put personal funds into my real estate account and I will be able to simply watch the well oiled machine do its thing.Do you think this is a profitable strategy given the Denver Market?

I'm paralyzingl myself trying to analyze this stuff because I feel like I need to find the guy who knows to tell me to plant a lemon plant in my backyard so I can claim my property as an agricultural production facility and get a million dollar tax benefit for that year.  

Attic not insulated or any walls house or ducts in the house.Just put a heat pump and air handlers in, was oil heat.

Lots of corporate jobs here have moved to permanent WFH (at least a few days per week--even oil companies--I can speak with personal knowledge of one super major--BP, and one major E&P, Marathon--if the job CAN be done at home, they have allowed for a 2 day/week or more WFH schedule indefinitely) so lots of people are moving OUT of the city--even out of the pricier suburbs like Katy (where I live) and opting for that "small town country life" situation.

I live in Houston area and housing here seems to be doing okay (despite oil price being challenging).

Permian (Midland/Odessa) is great for cashflow if you can get a good deal that works in times like now during an oil bust.

We ripped out all the carpet and wood floors, remove some sub floor, treated all areas with oil based Kilz.

So type is not of great concern as long as it is real estate (or one of those quirky like real estate things like Oil and gas rights down in your neck of the woods). 

I tell you pleez: back on Kefalonia, my neighbor hez six goats, three sons, two daughters, and many, many, so many lemon trees -- ""Oh, OK," God holds up his hand.
