More importantly, your taxes would go down because you have 2x the depreciation (even more if using accelerated depreciation).

Hey BP family,I am new to real estate investing but would love some experts insights so I don't get burned on my first dealThis is the property: https://www.zillow.com/homedetails/724-N-22nd-Ave-Bozeman-MT...My thoughts are my wife, 8 month old and I could live in Unit A for a year or two while we rent out Units B & C to help cover the mortgage payments until we build/buy a more desirable family ranch home with min 10+ acres which we've been looking for but have yet to find.My hesitation is I've never been a landlord and am reluctant to get in over my head with property problems while simultaneously growing an online business and being a new father.After some negotiation we counter offered 895k with a 2-1 rate buy down for 20k and the sellers have verbally accepted but since our offer expired we need to resubmit.

The opportunities are suggesting me to bring the rates even further down, even though the strategy is set about mid-way in the revenue range.I did make a few adjustments to the pricing though, so I'm curious to see if the search impressions move around at all.So I take it that VRBO actually doesn't boost new properties by a little bit automatically?

Hey guys I’m here because I need help from the experts.Have a comercial property that a friend of mine is trying to sell,I feel he’s overcharging us for the property because he’s not asking us for no money down which I know for a commercial your looking at least 20% down.He’s asking $790,000We looked at the county records and is showing is value at $450,000.help!

I haven't heard of a significant market collapse anywhere.I just had a client in FL get about 20% more on a refinance appraisal than they expected.Maybe some small market are going down but overall we are seeing things stabilize if anything.Rates went down recently for us and many other lenders which also supported values remaining where they are.

The fact that he expects $30k for 6 months on a 1.25-1.30 tells me that A) he's either borrowed in the MCA/alt funding/SME hard money space before or is aware of it and B) he's been turned down by the lenders he's already talked to.
