Many tenants probably operate home offices; just like prior posters, I'd say that should cause no problem, many people work from home nowadays.One of my tenants ran a child-care center from her apartment without me knowing- when I found out, I decided I could either shut it down or let it go.

Or, it could be a small fraction, perhaps $25-50K.Connecting with the "alpha" child of the owner will likely get you the most traction in pursuing thus opportunity. 

It would eliminate the hassle of moving people in with your wife and child.

It may sound bad, but it's similar to a parent/child relationship.  

They can give you average water usage per adult or child in the aggregate and what that means for cost.  

Our goal is to walk away with a $100k profit or more to put down on a larger home since we have our 5th child on the way.

I used to travel to SLO quite a bit when I was a child (I grew up in the Central Valley); what a great area.  

We have one child going into college and one a junior in high school.

Other tenant has a small child who were all woken to cops searching and 3 hours of yelling fighting and arguing.
