I suggest reading a blog that is titled something like why you cannot make money on $30K properties (I think you can make money on them but not much for the amount of effort).My view is that typically an investor can do better without going turnkey but turnkey has many advantages and may be an easy entry into REI (just do your research).I am not intending to turn you off of turnkey but to point out some of the drawbacks. 

I was looking into doing something similar and either using a CRM (lots of free ones out there or with good trials) or combining a Google Sheet with an add-on for mapping, so I can look at the list by neighborhood.I got the idea for the free CRM after Googling and finding a BP blog post that talks about the same exact thing (https://www.biggerpockets.com/renewsblog/2014/02/1...).  

They did show the markets realizing the greatest returns on flips and it included mostly east coast markets including New Haven, CT.I just realized they may have posted an article on their site.  

Make sure to listen to all the BP podcasts, read the articles on the main blog and be active in these forums to learn a ton very quickly about any topic in real estate you want to know more about.This is also a great place to meet people that can be assets to your business.

Can any one recommend any sites or articles which can provide some depth into rental insurance.
