Like New Hampshire, a lot of the housing stock in Cincinnati is going to be pre-turn of the century... so if restoring old homes is your thing, it's another tremendous asset to the city.

The rental market is fabulous and has grown tremendously over the last 10 years.

Excellent school district still ensured tremendous demand (showings)4.

Simultaneously we upgraded the partial furnishings that came with the unit.The transformation was tremendous--about 7 years after the building was acquired from a slum lord, after lots of small, carefully-planned steps, the building went from dingy to looking clean and rentable to quality tenants.

Obviously now you can point to the tremendous systems you have in place but at the beginning how did you sell that vision to investors.

But if that is simply not an option whether it's because your tax returns won't truly reflect your earnings (possibly due to heavy deductions/write-offs) or if you haven't filed in a few years and fear the tax penalties, then going an alternative route could be of tremendous benefit.

While I know it was mentioned a few times... albeit arguable, the best way to lighten a room is to light a room... adding light fixtures (direct and indirect) is a great place to start and the impact is tremendous!  

It's a separate business just like every other trade: if you want to sell well - you hire a professional....who knows how to I'm guessing you really don't know the current state of the services that are offered There's one that will list it for seven dollars a day that includes a professional sign out front it includes taking all the pictures for you and uploading them to the MLS Zillow realtor.com etc.Also include some writing the description so it's all complete and legalIt also includes a lock box the same one at the real estate agents have access to For $35 They will send a postcard to all the local agents  $199 the holding open house for you with a licensed real estate there to accept offers but they do not receive a commission They will also supply a purchase offer contract it's appropriate for your state and countyThe  role of the real estate agent has tremendously changed in the past couple years and will be changing even more in the near future My suggestion would be for real estate agents to either get with these new companies and provide the services that they are or do something completely different that only you can supply because the days of an agent simply getting a listing posting it in the newspaper and then collecting the commission are numbered

My instructor was able to break down the verbiage from the study materials and put them into real world examples that helped me tremendously.
